A buyer rebate is when a buyer's agent shares a portion of their commission with the buyer. Not all companies allow their agents to offer Buyer Rebates, but NJ Real Estate Boutique does. It can be applied directly to closing costs. It is also referred to as a realtor rebate or commission rebate.
Buyer's agents receive a commission which is a percentage of the purchase price. This can vary from property to property, but is usually between 2-3%. As real estate professionals we do not get an annual salary or paid by the hour. This commission is how we get paid.
Closing costs are fees associated with the purchase of your property that are paid at the closing of the transaction. These may include fees for the title search, mortgage fees, attorney etc. Closing costs vary from property to property but are generally 2-4% of the purchase price.
Yes, you can cancel the agreement any time. But, if an agent from NJREB has shown you a property we will still represent you for the purchase of that property due to procuring cause.
In New Jersey the agent that first shows you the property is considered the procuring cause for your interest in purchasing that property. If another agent has shown you a property, we will not be able to represent you and you will lose the Rebate. This applies to open houses as well; buyers must disclose to the agent hosting the open house that they have a buyer's agent.
